Association Governance
An Association is a not-for-profit organization of owners formed for the purpose of maintaining the common areas. An Association was formed when the Declaration of Covenants, Conditions and Restrictions was recorded. You became a member of the Association the day you closed on your new home.
When you live at Damonte Ranch, you are a part of two different entities, the Landscape Maintenance Association (LMA) and the Damonte Ranch Drainage District (DRDD). In addition, there are also sub-homeowner associations within Damonte Ranch: New Editions HOA, Toll Brothers at Damonte, Dorado HOA, Esplanade at Damonte Ranch and Saddle Ridge Owners Association. Sub-associations are completely separate from the LMA and DRDD. Each has its own board of directors, architectural process, budget, governing documents, rules, assessments, etc.
Damonte Ranch Drainage District (DRDD)
Responsible for the maintenance of the wetlands/flood control facilities and trail and pathway network within Damonte Ranch.
The DRDD is also a Limited Purpose Association created under Nevada law for the limited purpose of maintaining certain flood control facilities, respectively as set forth in further detail in the Declarations.
BOARD OF DIRECTORS
Community leadership is provided by the Board of Directors. Regular Board meetings are open to the owners. Meetings are quarterly (see the Calendar under Our Community).
MODIFICATION APPROVALS
Homeowners are required to submit plans for any and all exterior improvements for approval to the Village Committee prior to installation. Our goal is to ensure choices are in harmony with the overall appearance of the community and to keep the integrity of proper drainage in the community.

A Landscape Maintenance Association (LMA) is considered under the law to be a Limited Purpose Association. As stated in the Damonte Landscape Maintenance Association’s CC&R’s, Section 4.1, Organization of LMA;”…The LMA is created under Nevada law for the limited purpose of maintaining the landscape of the uninhabited Landscape Common Elements of the Community (not including the DRDD Facilities, which shall be maintained by the DRDD)…”
An LMA (or Limited Purpose Association) is not required to follow the majority of NRS Chapter 116, the law that governs common interest associations (also known as homeowner associations and community associations). Per the Damonte Ranch CC&R’s Article 11, “the LMA shall not have the power to enforce any use restriction(s).” Per Section 4.6, “the LMA Board shall not and may not regulate any part of the Project other than the landscaping …” Therefore, the enforcement of the governing documents is not an LMA Board responsibility, but would be handled by the members of the Association (the Owners). The LMA is created specifically to maintain the common elements (the landscaping along the main parkways and neighbor entrances) of the community. Functions of the LMA are outlined in CC&R’s Article 5.
